If you decide to keep your house, you can do an IRRRL after you have made at least 7 payments on your new mortgage.

I'm currently exploring opportunities in the Honolulu market and looking to use my VA renovation loan to purchase a 3-4 bedroom home, renovate it, and rent out the extra rooms as part of a co-living/house-hacking strategy.

It's a very old house but newly renovated so there has been some maintenance issues because of the cold and poor insulation.

The house is priced as if it's a 2B, 1.5BATH but at some point someone has added a "bedroom" in the attic. 

Some good YouTube channels to learn a bit more would be Home Repair Tutor, DIY Creators, and This Old House.

Also, the property itself is also worth 1.4-2.03 million as is with no house built on it.
