WEst coast  OR WA AZ NV CA etc is all cash on the barrel head there are no deposits and no over bids.. winning bidder presents the cashiers check and they have won the deal on the spot.

If that were true the various real estate niches would have almost unlimited competition and profits would head toward 0.  

They have one beverage too many, get an idea in their head that they can fix their problems by purchasing a short-term rental, and all they have to do is click a button to ask their question.I wouldn't bother sending financials to anyone until they show a pre-qual letter from a bank to demonstrate they are slightly serious.

A good investor agent using a good team, will tell you off the top of their head in 3 seconds every neighborhood by class, risk profile, and be able to evaluate asset condition as well.Your job is to pick a strategy...

@Greg Dickerson hit the nail on the head with respect to the fund of funds.To add to this, what I suggest is that you approach this issue from the soft side, which means building and maintaining strong relationships with your investors because, at the end of the day, they are your investors.
