Being in STR, there are all sorts of things that pop up and being resourceful and creative in problem solving is huge.

Although after speaking with other investors, some are telling us that it is not necessary to start a corporation for our first investment and its better to just buy in our personal names and incorporate later.This sort of advice that we have received is based on the information that a corporation costs more to start up and maintain.Should we incorporate now or later?

In regards to your EMD (from what I've learned so far) If you are within your inspection period still &/0r have some sort of clause in your contract stating ( “buyer has the unrestricted right to terminate contract with a written notice no later than ( inspection period date) than you have proof.

We can “split hairs” on this topic, but let’s just accept that our different experiences have produced a somewhat differing view.  

I am looking for some sort of guidance on investing in section 8 rentals in Puerto Rico.

I moved in to rental in NJ 7 months ago and I am in a fairly unique situation where my landlord has become a mentor of sorts.

You will find tenants MANY times are not the most communicative or helpful sort.

Hopefully, the five unusable pads have some sort of repair number that you can give them to make them usable so you have something concrete to give them. 

I'd think there exists an option for a loan of SOME sort that only cares about the value of the asset, and that the loan stays current.

Real estate investments can be great so hopefully you can apply what you've learned here so that if you decide to try it again you'll get a better outcome.I think what may have went wrong here is you invested in real estate at the wrong time, and with the wrong operator (syndicator), and perhaps didn't have the expertise to sort either of those two factors out.
