We used to do around 10 deals  per year in Lewis County not sure if we will hit that number this year, most of our stuff is further north closer to Tacoma but I don't mind that area at all, its where I started way back when. 

There really isn't much yard and no grass for a landscaper, so would not need a landscape contract, but I was not anticipating the amount of maintenance for weeds and debris.

I try to do it under 30, and closer to even 20 or 10%.

Also, if I receive an application from a renter with a LARGE service dog, am I required to accept it, knowing that the grass in the small patch of lawn will not survive it (I am currently having to resod because of a departing renter's big dog).THANKS in advance.

I've invested in markets outside of where I live (within 5 hour radius) and ended up selling them all to consolidate everything closer to home.

I have a wooden retention wall as attached which is about 30 year old I think from the time when this building was constructed, I have made slope down on right hand side corner last year for landscapers, tenants to go into ditch to cut the grass rather than leave it become mini forest with poison ivy plants as well there.

Just curious as to why you wouldn't invest in Europe which is much closer to London. 

Also the location is much closer and more convenient for access to Eglin and Hurlburt.
