I don't invest OOS, but if I did then convenience of getting there would be top on my list.

I don't know any investors who purchase without an inspection, though I hear about this mythical "no inspector" purchaser from time to time, by way of the rumor mill or pompous listing agent. 

Watch it for a while, track listings, see what sells and what doesnt, what areas move quickly, etc.

Here in FL in addition to management I also broker for investors, and curate a weekly vetted STR list with local homes. 

List price is 320K and it has been on market for 60 days.

To try to answer this myself I read this on their website (#8 in the list):Choosing to compound in the 3-year, 12% targeted PPR fund increases your overall annualized return to 14.3%.I also read through the compounding examples in PPR's offering.

On line look for property listings that aren’t in the auction list by county or city.  

The old owner unfortunately locked his tenants into $800 leases which scared away some buyers before he listed.

We do want to settle in a little bit here while continuing to do our homework, but hope to get into something in the next 6-12 months.With the way interest rates are looking now and what little I see on public listings, I think a smaller multi-family that needs a little rehab would be the best bet.
