My sympathies to sellers these days that get screwed over by these game players.

Like, I can fill text slot online, have tenant sign/print the rental agreement online ....etcI am evaluating DocuSign and dotloop.I would like to find out what other apps out there that people are using?

I am a fan of dishwashers by the way (at least if the property has a slot for one)

We just hold an open house a couple times a week and schedule 7 people for the one time slot.

I would agree that if you are severely negative cash flow, then it's probably a good time to sell, so that you can use that VA slot again. 

If the screws are not wide enough... they will just slide in the slot, and not grab on to the threads.  

I have even had some of these game players, advertising properties they do not own, ask me if I am a "TRUE cash buyer".

I have lots of early 1900's built places and unless it has been torn to the studs after the 80's, lots of the plumbing and wiring behind the walls can be wonky and costs $$$ at times to repair.
