It is a little more work in the front end (ie. furnishings, finding 5 tenants, signing leases), but it is worth it!

And also look in markets where it seems even some of the top performing listings still have ikea furnishings and iphone photos.For example, in the Poconos market, many listings are still marketed poorly like this, and most homes are 3-4 bedrooms.

Repairs and maintenance will be significantly higher, because you are responsible for furnishings, appliances, HVAC, linens, pots, pans, etc.

What I've found is that a simple Zillow skim can help give a rough determination of ARV based on comps in the area (sq ft, #bedrooms, quality of furnishings, etc).

Everyone seems to likes the property, sometimes they want something bigger, found something furnished, something closer to school... etc...My question is, as a very impatient first timer, is I'm considering lowering the price but I'm getting solid leads with my current price.
