Finding this quite frustrating, trying to do the right thing and its difficult

So frustrating!

So clearly I'm not the only one who was frustrated.

Well... all I have to say is two things now..one of them is communication has been very very good, taking into consideration the difference in hours between two separate poles could be a bit frustrating but manageable.

I get frustrated because most people a) don't stick with this and try to learn it... trust me its easier than first year college physics... but it will take you a few times to get it and after networking with real people doing this or b) they say its seems risky and listen to their lazy/ignorant CPA who by the way has been stuck in they same occupation for 20-30 years... why would you want to take financial advice from someone who is not financially free. 

Definitely understand the frustration of your seller financing issue.

I'm feeling seriously frustrated with opening up these LLC's & I have already paid an attorney to get everything ready to record these deeds . 

Not buying anything because you're frustrated is worse than buying a not-quite-as-good property. 2.

I have been pleased with the overall customer service so far, but a little frustrated that I am still a potential 6 weeks away from being able to use this money.

Frustratingly enough, tenants are not necessarily required to give notice in the same way as landlords in the suburbs where we manage.
