When you can't refinance as soon as you expected.I can guarantee you won't have a great Plan B for all of these disasters, but just the fact that you have considered them and have begun formulating some kind of plan will earn you their respect, and hopefully their business.

I would very interested in your list as this will help me formulate my ideas.

You also want to begin formulating your strategy even if its only baby steps.

There are more concerns than just those...just want you to consider information as you formulate your plan.

@James Rodgers right i am still ~10 months out from having enough saved up to where i feel comfortable putting this much down, so lots of time still to formulate the right plan to market that works best for me.

I'm not totally discounting your story because I have seen tenants do some crazy stuff but you need to provide a LOT more detail so posters can formulate a more informed response.

If you give me some specs I may be able to formulate a better estimate.
