If it’s worth “just” $825k, then there is not enough ‘meat on the bone’ to be able to get a hard money loan for the down payment, rehab, float you for long enough to be able to flip it, etc.

So if you're wanting to keep your deferral options under 1031 but get some relief from the time constraints why not counter with a floating closing date contingent on your finding good replacement 1031 property/properties.

Anyways the rental only produces 950/mo and really only floats the rental mortgage and is used for storing tools in garages.

Learn from it and see what you can do to prevent it (a lot of that is strong policies...when they are 1 day late, BOOM, notices go out, start the process right then (at least notifications) the reason why is not to create a lot of paperwork for you and hassle, it is to train them that they can not "float" the rent to pay for other stuff, the better trained the renters are the less hassles you have, the better your return, the lower your time commitment.

While inconvenient, the fence could have a latch that can only be opens from the inside.A pool alarm, a floating device that detects waves, is also a good idea.Obviously, your rental insurance has to be made aware of the pool....they may have their own requirements.
