You need a new property manager tomorrow.  1) They did a horrible job of screening tenants.

If you decide they're not a good fit, then vacate them and release with new tenants that you actually correctly screen and lease to. 

I didn't like the exchanges being hacked, didn't like the concept of cold and hot storage, 6 word passkeys layers on additional passwords, and those cold storage devices.I actually like my money as digits on a screen, partnerships, and physical real estate.

I suspect you do a good job on the tenant screening side of things. 

You mentioned a creek, so finding a few flat/clear-ish areas with a nice view of the creek could be all you need.  

If you don't fully understand screening or the culture, dealing with the wrong people will lead to mass turnover.
