The problem would be if a tropical storm stalled over this area and created rising waters.

Then would consider what is the draw to that region, is it the tropical nature of the region or is it an interesting cultural aspect such as the local college?

Here are my general thoughts on a few popular areas...1) Cooper Young, Downtown - over saturated, a bit too pricey2) Vollintine Evergreen, Binghampton, Crosstown - Affordable, convenient location for visitors, less saturated, some streets are better than others...3) High Point Terrace, Waynoka, Chickasaw - Great location, less saturated, somewhat affordable. 4) Berclair - Super affordable, very street x street... probably too risky for our first purchase. 

Young people today refer to it as a hardship if they can't go on vacation with friends to a tropical paradise.

In the meantime, I say get as creative as your budget, work ethics and success allows and invest in better marketing strategies that are evergreen.

It was certainly arid there, with no rain and not like the typical volcanic islands which are more tropical and have hills, soil and rain forests.

We also like going on other adventures like sky diving, traveling, going to the tropics, and the ability to enjoy fun things with our friends and family.
