I would, If in this position, take the equity in the form of a HELOC and purchase a cash flowing asset that would not only pay for itself but pay for the cost of the money while putting cash into my bank account each month. 

If the bank prices their debt based on the fed rate you typically see WSJ Prime + 1%.

Their view is that an arcade game is cool for 10 minutes, but a PS5 is something that they would enjoy for their entire stay.

At least that avoids the banks closing costs right now.

Banks use the Net not the gross so it’s not what you make its what you show to the IRS.

I do have reserves to cover contingencies.Let's just say, I'm satisfied with those numbers.Had I had to use a bank, I would have had to put down 20% for $33,000, plus closing and my payment on the remaining would be $1400 PITI including HOA.
