Also, if you list the property at the higher rate because you’re including SOME of the electric utilities (because you won’t be able to eliminate 100% of the bill.) you’re going to lose potential tenants that are filtering by rent and/or see similar properties for less, causing longer vacancies.

Originally tenants paid Rhino monthly, but in the last 2 years the only option for tenants is to pay the policy upfront.Forcing tenants to pay the entire yearly policy upfront eliminates them not "paying" the policy and having it cancelled during the lease.Just last month we had a tenant whose Rhino policy was up for renewal and they asked "what happens if I don't renew it".
