Aloha @Robert Silvernagel,I own and manage vacation rentals in Kihei and have had no problem renting 2 bedrooms units as long as they have 2 bathrooms as well.

PPR bought the non-performing notes at a discount, got them re-performing, are selling them to willing buyers and my understanding is they usually sell out immediately with over-bidding. 

They are built with lots of room for parking, many bedrooms and bathrooms.

Just a FYI be prepared for it to sell at a discount,Jay- I have seen people buying land notes for 12%-15% yield which is CRAZY and they are going to eventually lose their shirt once they go into default and the land value is repriced.Thank you for the info.

Real estate wholesalers buy contracts and then sell them to people who are interested in buying a property, usually at a discount.

If the building is currently recognized as a single family residence,  then you are changing use and presumably will need to sprinkler the building and satisfy other fire rating and STC rating requirements not to mention the added costs of having to run mechanicals for multiple units, multiple kitchens, additional bathrooms etc.  

Flooring, Drywall, refinish basement, roof, gutters, tuck point around house, and one full bathroom gut all had to be completed.
