The best way to approach a private lender is to have either a real deal or a sample deal to show them with numbers calculated. 

Be careful Not to Order  "Sample Book" for $29.00 but that would be useless; as it is not complete.2b.

Although there was no elevated humidity or surface areas affected with mold, several of the air samples came back with very elevated levels.Almost immediately upon receiving this notice we offered to let them break their lease without penalty.

So this is not enough sample for me to categorize this tenant as high maintenance. 

As for the best sellers it is difficult to tell because you will likely have a small sample size, my guess is that it will be people who want to move to a new city or state and are on a time crunch to do so.

Just keep learning as much as you can, listen to podcast, read, read, do sample deals.

Some judge often deny admin fee even in the lease; but tenant often pays before go to trial. if you google for "pay to quit" letter, you will find sample letter.When I rent properties to tenant who does not have any credit/tenant history, I often ask them 3 or 4 month of security deposit.

I am told this is the one to get and approved by EPA and NH but it requires (in my building ~55 "wipe samples" @$15- each)
