It may be a good idea to incorporate in Nevada or Delaware.

If this was done prior to the reno, it's likely the majority of the cost can be written off as operating expenses under the De Minimis Safe Harbor.

In my view, this demonstrates that they take their obligations and due-diligence very seriously and that such good-business practices most likely extend to all corners of their operations.Don't forget people that these RECF firms essentially serve as de-facto custodians of your hard-earned investment and (in some cases)  retirement funds.  

Although short sales are uncommon here due to the very hot housing market, the unskilled repairs and additions have significantly de-valued the home.

I'm sort of new here, I've been a silent observer for a long time....So, I am a licensed agent In Delaware and I've been a member of BiggerPockets for about a year, I listen to the podcasts (I'm about halfway through and I have never learned so much!)

You might consider reinvestment into DSTs (Delaware Statutory Trusts).
