Going to conferences together or with friends/family often ensures you don't network as well and truly the value in the conferences is the new relationships and dialogue.

Anyone with a vacant home is probably getting calls from more than you so you need to have a different dialogue.

If I see in the tax records that someone owns multiple properties, I will attempt to reach out to them (preferably call) and strike up a dialogue.

It sounds like you have a good dialogue with the seller and you don't want to ruin that, because that could kill the deal.
