It's a darker wood and just finished, not stained.

One of my clients a big turnkey and Pm that does a lot of C class  they dont change the carpet they simply die it an ever darker color to match all the stains until it gives up the ghost  :) 

Before you know it, twenty years passed and you never invested.I agree we are headed for darker economic times, but there is always opportunity to be found.

Also close drapes and shades on windows that receive direct sunlight.

You are looking at shades of grey, but you don't get a clear indication if you should pull the trigger.
