You'll also need to see invoices paid and talk to contractors on any work done to the community.

When I gave another address over the phone as a backup, I was told that would only be accepted with some correspondence (utility bill, invoice etc) that had the new address and the LLC's name. 

There are no courts or lawyers with $50k invoices involved.

You and your partner can keep up with the paperwork part: permits, contracts, inspection requests, inspection changes, invoices, lien releases, insurance certificates, draw requests, accounting, monthly general conditions invoices and payments, etc.6.

Better off hiring a company that keeps records & invoices and has insurance.

You should ask for a copy of the vendor's invoice so you can see if the charge is legitimate.  

Try to get invoices of any work done to the property in the past few years.
