I know I just ratified a transaction where I was selling a new build ( not yet built) and the broker representing the buyer had a very high buyers broker agreement that simply does not work for builders and what we have to do to manage the process.

I'm looking at MFH $450k and up in the Ohio markets (Dayton, Cleveland and Columbus).Cash:- Higher CoC returns- No risk to being having negative cash flow with a loan (excluding capex)- Buying/negotiating power with speed of transaction - No interest payments- No risk of foreclosureFinanced:- Possible exponential equity growth - Growth of initial investment is leveraged ~4x and most likely beat inflation in a decent area- Mortgage interest tax deductions - Better financial efficiency from more doors- Better diversification across more properties Are there other considerations I'm missing?

It now makes me question whether other platforms, like Avail, are also allowing the tenant to pay via credit card and we as landlords are just unaware of the mechanism because it's a side of the transaction we don't have visibility into.

., whatever) it pops up another offer right on your face (meaning, they keep trying you to whatever cross selling, it is really a simple sales tactic, a psychological trigger to urge you to a decision to buy something). 3) Close the damned pop up, scroll down to the bottom of the page, and check anything on the footer that says "Privacy Notice - Terms of Use - Disclaimer" (It will be active and linked to another page, if it is underscored on hover of your mouse) - I went for the sweet "Terms of Use" - this is either a bought or internet stolen general legal terms twisted a little to fit their business verbiage façade (but you will see many errors of any kind), and here is the thing: legitimate businesses are really verifiable, and provide legitimate links!
