My point is cash flow is only one source of return on RE and in my opinion the least desired because it gets taxed annually.

That is not normal for that area, but it is sometimes how things go.If you Google the street view of the Parker property, you will see that, in my opinion, it is not an area you want to be in long term.

@Matt Wan In my opinion, there is never a bad time to buy the right investment property.

This is a minimal request (in my opinion, especially if you're paying a premium) and takes no time to do. 

You are right about the risk that comes with the holding period but in my opinion sometimes you have to take the risk and make sure the profit that you generate is higher than the costs that you paid by holding the deal for a specific amount of time.

Perhaps even talk to a few to see the differing opinions they have and try to assess whether one of them can help you in the way you need. 

My opinion is you can never add too many amenities whether it's for the kitchen, patios, bedrooms etc.

In my opinion the ROI is significantly higher in Naples then the Cape.
