But now we're starting to see the projects mature and sell or re-sign leases so it's an interesting intellectual exercise to proforma a tic as a medium hold defensive investing position at the end of a bull market. 

I travel to a lot of conferences all over the country on build to rent getting our product and name out there. 

The problem is if you don't manage your entity structures properly, they are simply illusions of defenses that really provide no protection.

Another source of way to connect with others is real estate conferences. 

At this point you would probably want to play more defensively, less risk, accepting moderately smaller gains, and perhaps switching to more passive investments.  

I'd recommend traveling to conferences and trying to pitch your plan. you'll see you have to step it up, have underwriting, etc because the guys like me competing with capital have all that and if you don't you are at a disadvantage 

There are innocent landowner defenses, but if you bought the property under market value, likely you will not qualify.
