Turns out- the cat used the air vents as it's relieving stations, (the air conditioner was now part of the problem) as well as at the base of the staircase, and the wood trim was saturated as well.

@Glenn Primack, having too much cash buildup is certainly one of the better problems to have with your business.Upgrades can be from a mild aesthetic upgrades (refresh paint on the trim / light posts / mailboxes), more expensive renovations (landscaping, new garage doors, new air conditioners in units that need them), or major projects.

They had some ideological goals and that suited them.I know we rent out a house in which we replaced an old boiler and air conditioner and cut energy use by about half and the biggest results we've got to show for it are much lower maintenance bills from the new equipment and stable renters that turn over infrequently.

Meanwhile they forget about little things like roof replacement, vacancies, water heaters that burn out, failed air conditioners (granted, that one isn't a big deal in the Northwest ;-), etc. 3) I learned that buying "Subject To", or using Wraps or Lease Options and selling to Tenant Buyers who give me a substantial down payment and who maintain the property provide the easiest entry, highest return and least risk.
