This would be an easy decision however I do not think you can come close even with you being active in the process.  

By accident the above example is close to what I experience.

However, if a deal falls through, we'll keep searching for more deals until you get one closed. 

In terms of other factors, I'm not sure there's a lot because I did have some people express interest in filling out an application before, and I actually got really close with one potential tenant, but it was because of the alcohol policy that he ultimately decided to back out.

Hi Valerie,Theres a few options you could go about, there are a few investors who can blanket the loans but this is going to be more along the likes of hard money, so increased costs.I don't think the seller would be opposed to amending the contract and allowing you to close separately (assuming the SFR is a applicable value).

I have others that can close in just a few days, if that's your priority.I'm happy to share my experience both as an investor and as a lender.

You could get at max 70k from that deal (minus closing costs).
