Roof walls and foundation secure.YOU can change rent rolls more easily than replacing electric systems,,,say knob and tube,,,or even ungrounded,,,not an easy task in say masonry construction.BIGGEST issue,,does it meet all building regs,,,if there is a minor fire even, a small incident and they red tag the building its a bad deal.

hmmm, a month ago i'd have said no....HOWEVER, oct 1 changed a lot of things....there are currently i believe 13 states that as of oct 1 require people that receive any type of incentive for referrals to lenders to be licensed. florida is one of them and this law has been a game changer in my field. licensing is an exhaustive and expensive process.

Alot of them just don't know any better, and have not spent the time to study the industry to know exactly how it all works.Just like a mechanic who is a "parts changer" vs a "technician" who takes the time to diagnose and solve the problem, and not the symptom.I see a TON of people who flocked to Real Estate for "THE EASY MONEY" who are now suffering because it takes knowledge, systems, the right tools, good coaching, and most importantly the mentality that I'm in this business to "fix the market" vs those who want to make the easy money!

My math all depends on getting an inspection of the property and ensuring there’s no game changers and then getting a GC out to the property to give an hard estimate on the rehab costs.
