It is very important to post all the details you can so others do not send money into a failing enterprise.

Let's be honest here, the listing agent didn't have to do much to procure a suitable buyer.

The tenant fails to pay their last month's rent and leaves the place needing new flooring and paint.

Gross profit is interesting because it appears to just be the difference in his acquisition and sales price and fails to take into account the other obvious cost of running that business which includes, again according to him, the cost of over 26,000 letter print, mail, post, and the cost of the lists needed to create a mailer of that size. 

But, should ask, what is the occupancy for the buyer?
