I'd find a new builder and have late build penalties. are you building all cash?

The substantial cash need for large down payment or all cash that most others don't have .

that's $100K+ in cash PLUS a solid plan to achieve for that return. 

Cash flow might take a bit of a back seat but building a team you can trust and building experience are top priorities in my eyes.

Purchase price: $130,000 Cash invested: $9,000 Sale price: $185,000 I did not have the knowledge then to keep the property and pull money out to complete renovations to another property we purchased a year after this one that required a complete overhaul.

The letter stated it was a cash deal up to $300,000 which is why the decision to close in 15 days was implemented.

I'm more interested in an ABB type deal but will work with what cash flows.

Before jumping into the condo, I’d take a closer look at whether the $300/month cash flow is worth it compared to other options, like a small multi-family property or a property in a higher-yield market.
