We have moved away from C class units as of late and are trying to stay in the class B/A market.

@Scott ChampionRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

There are good people who, if they could, would choose to live in Class B neighborhoods, but they can only afford class C....that is your target resident.  

I live in San Francisco and bought a triplex in Cleveland, Ohio in a Class C neighborhood. 

There's a lot of people in your boat, and likely will band together to get some type of reform.

Newly built homes start in the $270s in suburban communities, like Los Lunas and Belen, or low $300s in class A neighborhoods in Rio Rancho and NW Albuquerque.

Because I would rather earn less and be more hands off Baltimore city has A class areas and F class areas and everything in between.

It lends an air of class and lasts forever.

You're barely doing new carpet, paint and replacing some doors on that budget.The issue (at least in DFW) is that B class doesn't lease at all.
