Does anyone have a personal experience where they were sued for such an amount that umbrella insurance kicked in?

Bigger Pockets censored my past my post about the  software from Freedom Soft.

@Melanie P.I need to unpack & clear some things up from your last post for Bigger Pockets viewers.

Condos are cheaper than houses, and to my mind, a vacationer wouldn't care much about staying in a bigger place for their short stay, and would be more concerned with a good location and a nice view.Thoughts?

Martin the property management argument isn't really an argument if you look at the bigger picture that most investors don't want to manage their properties anyways because they are spending most of the time on their main job.

It sounds like there’s a bigger story here.

Regardless of which state you choose, be sure to maximize your liability on your renters policy and get an umbrella - this will protect you more than any LLC will. 

Generally speaking solid insurance and a good umbrella policy will provide ample financial protection for most liabilities.
