They'll expect electronic payment options--easy open a landlord account at your bank and give routing number and account number to tenant (ACH payment). 

For example, the valuation method is different, and banks lend on it differently. 

That is where the concern would be for me.Yeah, older tenants may think that it automatically makes someone a criminal of something, but I would just explain the card and that it at least, in theory, has a medical purpose, unlike cigarette smoke which kills the smokers and everyone else around.

You could build a new one every 2-3 years and move into it as a primary so the bank would be more friendly with your loan.

And they'll want you to pay off the loan pretty soon (and usually will you as the rate will probably be higher than banks) so there's that too.For this reason, we definitely prefer private lenders as they will (if you've built trust with them) often lend on the rehab too.

Drive around the neighborhoods to understand the lay of the land - if you have someone who will take you around and explain, better yet.
