Most (not all) HELOCs require that the property is titled to an individual (not LLC) and are full doc, meaning your employment history, income, DTI etc will be factors.

We require them for any tenant over 18 years old.

We purchased 133.7 acres January 20th of 2024, we then proceeded to subdivide 4 building lots, ( two 10 acre lots,  and two 2 acre lots)  which included costs associated with septic testing,  survey & subdivision, and property maintenence required to market the building lots.

The sellers had put so much pots, plants, planters and shrubs out that I thought there were too many plants/planters that would require a new owner to upkeep.After a few potential buyer tours/showings, the owner heard all the comments (via the security cameras) about how there was a "lot going on with the plants and stuff out front".

As I mentioned every person and their criteria is going to require a different loan program and each loan gets risk graded based on several factors.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Do have an idea of your preferred acquisition price and how much rehab might be required? 

Have a picture of your family actually installing a big fancy door.And of course, I assume that you are licensed/bonded/imsured as required by your local laws?

Above are just hypotheticals, but they bring to light the point, which is, evaluating opportunities requires apples to apples comparisons.
