It can be trained to provide an initial analysis but I agree, nothing replaces expertise and sound underwriting. 

That will highlight was the sponsor is supposed to do and information they are to provide.

As far as benefit to the seller goes, @Matthew Paul I think you are probably right on the money and regardless of whether they would have preferred to stay in this house rather than move, it is likely providing them some excellent cash flow; and I'd be hard-pressed to come up with a deal that serves both parties better than the current situation. 

You need to provide a bit more specifics about the property, about the insights you want, etc.

I would provide the capital and otherwise stay passive, but hopefully grab better profits than private lending?

The more affordable price points, combined with a steady rental market, provide some peace of mind.
