They also cap on rent rates based on the number of bedrooms for the tenants voucher so some of my rentals (depending on the location) will bring more rent than what Section 8 will pay .

That inventory is lacking and 3 bedroom homes are consistently being absorbed in less than 30 days without concessions.

I'd get a house with multiple bedrooms (4-5) and you can live for free or even cashflow with the rent you'll receive.

At some point the subfloor under the bedroom may also be affected (it's a small bathroom and the toilet is right when you walk in) and the cost will go up even more.

@Daniel Sam just did a quick search on Zillow in those areas roughly (just put the map over those general zip codes) and there are about 152 homes currently listed for sale that are 3+ bedrooms, less than $150k, and single-family houses.

I personally like long term rentals, but it sounds like the numbers don't make sense and if you cant afford to or can't justify covering that much negative cash flow then another strategy is renting by the room, that works well if you have or can convert to at least 4 or 5 bedrooms.
