I am not a lawyer but, separate from any insurance liability, it seems to me that at some point one will be accused of negligence for acknowledging there is a problem and doing nothing about it.

If you make 10% on a wholesale deal where the the property is sold quickly and under retail price, you might be accused of ethical violations because you could have sold the house for retail price with a 6% commission.

Yes, you are correct, more money is wasted but when the bank takes it back, and then sells on the open market, they eliminate anyone ever coming back and accusing them of insider dealing to the detriment of the borrower or borrower's estate.Better in my opinion to just watch the property and let the bank foreclose, buy it at foreclosure sale.
