@Wayne Brooks I think this whole industry of wholesaling and flipping contracts ( and we have beaten it like a dead horse)  but it really comes down to if you have someone file a complaint against you then I think most state's will take the position that your selling RE without a license if you are just tying up a property and then advertising it for sale.. with the only intentions to close on it is if you can find a buyer.

To answer a few of your questions:I essentially will be the work horse:  Find the the deal, I have all of the contractor connects for any rehabs that need to be done, negotiating the deal, and managing the deal.I do not have any of the money in the deal so how do you structure this?

I knew another GP or syndicator as we call them today.. who also went to Dallas and lost the projects.. that was circa early 90s  ergo what we see in Texas is a nice run up post 08 GFC it was not always like that.And not to beat a dead horse.. but any one doing a syndication as a sponsor who thinks they can stand behind their disclosure documents and then lose the project and they will walk away scott free is really really naïve and is a newbie.

yeah  I would work on equity partners before you get the cart before the horse... it simply takes cash to operate in the real estate game.
