I was thinking more about the impact your capex account has on your cash flow and I swapped in NOI for cash flow they are not the same... my bad.The reason I have cashflow on the brain is because when I buy single family house I do not concern myself with all of the metrics mentioned.

While I agree with Brian that "who you know" is crucial to your success, I disagree with the notion of the mass business card swap.

If you want to 1031 individually then the property has to be in your individual names.A drop and swap (described above - dissolving the LLC) is an extra step. 

They dropped a non-working fridge in March and had it swapped out the same day for a working one with zero hassle on my part.

Also, that’s why you will see a lot of investors swapping properties at about 10 years.Hope this helps,Michael
