I have seen posts where people boast about profitably managing F-class properties: collecting rent only as cash by personally visiting their tenants each month (carrying guns while visiting), also being the handyman so they can keep checking on the tenants, etc.

For example, if a property was purchased $500K in 2019 at 3ish%, and maybe they put 20% down, and owner boasts about how profitable of an STR it is; and then now they put is on the market for $900K because that appears to be the market rate (at least this seems to be the case in high appreciation areas such Colorado, Hawaii, and several other areas), however interest rates are now 7.5%, how can this same STR now be cashflow positive?

There were many boastful comments about not paying utilities, and everything was included.

@Jonathan Duhon I don't know that there is "a champion of networking", and I feel like anyone who would boast this title is blowing smoke for self promotion. 

Then judge technical proficiency as opposed to boasting or marketing hipe.

There's also a craigslist ad going around about joining an REI team, of course they're boasting 10k a mo. potential which concerns me as possibly being a scam, but if I could learn a thing or two from it and possibly network in the process maybe it would be worth looking at?

They talked a lot about the success of the McDonalds franchise at greater than 90% but I wonder if their franchise-like product boasts the same.

Today it boasts of a multi million dollar rec center, golf course, multiple swimming pools and a development filled to capacity with MH's from 400-600k and a lot of very happy resident/owners.Don't get branded as a price gouging owner/manager.

The goal in flipping a property is to do it fast so you can avoid any market downturn, anyone flipping isn't boasting about making appreciation.

I agree with the posters that a lot of the problems are prioritisation issues, I see folks come in the office wearing $400 shoes, their kids in designer outfits and they boast about it, but they don't have a dime in the bank.
