On the lower end of the spectrum, I'm doing JV partnerships with individuals on on-off NPL deals where they provide the funding, I do the workouts and we do a profit split on cash flow and/or capital gain.

Therefore, I would weight my advice in the lower spectrum of usefulness.

Senior housing is all the rage and its within the spectrum of healthcare but it's closer to hospitality or multi-family product than it is to medical office and requires operational capabilities that I don't have.

In that short drive, the range of properties, prices, sizes, rents, etc are from one end of the spectrum to the other.If it's deals your looking for, most likely, you drive by them everyday. 

THAT's my next step.I like the idea of being able to offer the full spectrum of options to any seller: I can list your home, rent your home out with property management OR, I could buy on terms, and here are the benefits/risks of each!

Undoubtedly there are going to be individuals on the spectrum as to whether wholesaling is __________ (fill in the blank).

Private lending and buy and hold are on the more passive end of the spectrum.

But I have only boight SFH this far because of the ability to resell to a wider spectrum as opposed to MF.
