My first big leap was using a VA loan to pick up a foreclosure property – no money down, which was a game-changer for me! 

I have a few properties I'm looking at, only interested in picking up one, maybe two max if the price is right.

Texas division of banking (whatever they are called in that state) probably should have done something but appears they didn’tDHS actually is one of the departments that prosecuted criminal financial crimes - most think of them only as border patrol as their major function but they also investigate this type of activityhttps://www.dhs.gov/hsi/investigate/financial-crimeTime will tell if these cases ever go anywhere but for those involved probably just happy someone finally picked up a phone to atleast listen to IRS criminal is another good one to sic on them..

Also, we are one of the few (owners) who pick up the phone, especially after hours and weekends.Google search and ads are our main pull.

If not, you are going to get pitched and sold and DM'd before you even know what's going on.Bay Area investors invest all over the US, but you don't want to just pick a random market because someone in an internet forum told you to.

@Frank Newsome the profile you started here on BP yesterday, doesn't show where you are from.So, not sure how you picked those 4 markets, other than they are all in Michigan.We're in the Metro Detroit market, not the other 3.Our website has a map showing all the cities in Macomb, Oakland & Wayne Counties, that make up Metro Detroit. 

this will yield a bunch of random markets all over the countrywhy not pick a market where you have some kind of advantage and focus all your energy on that?
