@Michael Baum Thank you, I didn't know it was Evasive but honestly thank you it seems like to alot of people that it was a bunch of jargon/mumbo jumbo and I need to be straight forward I took everyones advice and have actually been getting more replies I've only been calling and emailing landlords/apartment complexes for about a week now so I'm still green but thank you for your feed backIt's hard to show gratitude through a screen but really thank you Micheal truthfully, I will/have make more changes I definitely don't want to be evasive.

And given that, in a major city, there are hundreds of houses put on the market weekly, you need a method to efficiently screen properties to make sure they won't bleed money before you spend time analyzing, touring them ect. 

If you don’t want to hire a PM to manage your property I would at least hire one to do the screening.

There are more serious red flags that come up during the screening process. 

They told me that they've rarely had a screen crap out, but if it does, they told me that I could buy a new one from them if I wanted, but could likely get a better deal from Costco and easily pop it in.

Licensing Experts teach directly one one-on-one by phone, zoom calls and emails. 

It's always best to do your own research, just like screening for a good renter.Start by going to www.narpm.org to search their directory of managers.

As for other amenities, some crowd-pleasers that won't break the bank are coffee maker + starter pack of pods, basic workout equipment (yoga mat, resistance bands), phone charging stations by the beds, and basic kitchen essentials like olive oil, salt/pepper, coffee filters, etc.

I completed this a few months back but never got anything to prove it (other than the screen print showing filing successful) so I've been a bit worried by it.
