If you're an innocent FTHB, I might suggest capping yourself at $750 or so, because it is a risk.Improvise and overcome:Basically you do dirt cheap bare minimum patch work so it'll have a clear Section 1 of the termite report, that way you aren't out too much if the seller bails on you, and then do the real work after you own it.

If so you can patch the area that is leaking temporarily from the inside until snow melts, at that point you'd want to fix immediately as it will only get worse.
