I have a friend doing the same thing as far as in-house travel nurse situation.

My mother unfortunately, became a widower last year and was left with a few properties that includes 2 homes that maybe beyond repair and empty lot.

Actually Doug most of them were living in their Mothers garage and well found this system and they are now driving lambos etc.. its a common housing situation for the guru ..

I am currently (OCT2016) living at my 93yr old mothers home who suffers from mild Dementia.

When renting to travel nurses for 3 month periods, are rent payments considered earned or passive income

@Jason Wray and @Rick Albert,  a friend of mine would like to use a DSCR loan to purchase her mother-in-law's house as an investment property. 

I recently found a property on Zillow that looks to be in good condition (built 1940s) and has a finished basement that could be rented out as a Mother-In-Law unit (separate entrance, kitchen, and bathroom) while my partner and I live upstairs.

We're looking to rent out our property on a room-by-room basis to travel nurses or co-op students.

We found out that one of the kids mother's rented the house and was never on site. 

The goal is to get it updated enough to use as  a mid term rental for travel nurses, so it will be empty some of the year for us to visit.
