The gross rent is around $26,000 per month.The position entails managing the apartment building,  perform regular maintenance and repairs and work with bookkeeper. 

I recently made the switch to a digital book keeping system, so would I be able to send the tax documents over to them?

There are few ways to put in the LLC and treat the LLC as the owner and rent it out from your LLC, but that complicates taxes, more bookkeeping, and lender might not treat this owner-occupied. 

The two biggest features I need from my software choice is detailed bookkeeping records/rent rolls and a tenant portal to allow free ACH rent payments.
