I'm looking into converting a detached garage on my property into an ADU.

We don’t need another souless development company turning our charming neighborhood bungalows into overpriced modern homes  @Carly Cohen 100%!

One side of the duplex has a large 4 car attached garage (880 sq ft).

I changed the roof (full tear off) on a colonial including it's garage in E English village for $9k which I thought was pretty good.

Is to be saleable and relevant the home generally needs massive upgrades to make it modern.. your not going to get top dollar for a home thats been a rental for 15 years and is as is.. ( with the exception of high priced coastal markets ) .

Might try and renovate the garage into a long term rental to set this house up for cash flow. 

I'm sure a more modern solution like Swiftlane will come at a price, but it may save you from some headaches with building security and tenant retention.No matter what you decide, congratulations on the 8 units thats awesome!
