It should be cheap to split the parcel assuming the house borders a street, still relatively cheap if you have to grant street access.

We have had only one in 15 years over the entire portfolio (granted we rent higher end, so less drama to begin with) but if our team can't fix an issue I usually meet with the tenant to find a solution.

For sake of comparison, I find it interesting that in the brokerage world, the most margin (leverage) they are willing to grant investors is 50%.

Most of us that are in this full time have some rentals but its not our major income source we maybe RE brokers  or Mortgage Brokers or GC's and house flippers or like Chris fund manager etc etc.. granted we are self employed but we work and work hard.PS I have never thought of my self as having a JOB I have been selling real estate since I was 18 and have done all sorts of different things in Real Estate my wife and I look at it as a LIFESTYLE not a JOB.

Granted as we built up momentum we could probably get it up to 60% (that's what my agent says he gets) or perhaps get some MTR revenue working with insurance agencies.
