@Ryan Fox from what i can see while underwriting deals the vacancy rates are at 10%-5%. it is rely depending on the property and its location and how it is managed. if you are underwriting deals i would allow for minimum 8% vacancy regardless of any data you have.

@Meredith Fox yes - on our last MLS purchase in the Falls, we put an offer in the day it listed, and there were already 3 other offers on the table.

Fox and Hound in Richardson on Campbell may be a good spot.
