I will say cut your loses and look for another project and next time you get a signed contract, make sure you have your own agent, don't do dual agency, as the listing agent has allegiance to the seller, not to you, and after delivering earnest money, make sure that property is removed from the market as active and that the contract is sent to the bank immediately.

We have a new roof, new AC, new top of the line Samsung stainless steel appliances, enlarged open kitchen, and renovated bathrooms.Our dock can bring $1600/month yacht rental (we have dual 50A/30A/20A metered marine electric and dual metered water), and I see house rentals in our area ranging from $3500-$5600/mo.We were originally planning to sell because we could not refinance since we plan to move--but after joining this group yesterday it seems that we might be able to instead get a loan as a rental property if the numbers work, and then use that cash to move and purchase our 2nd property (perhaps a duplex, triplex, quadplex).This is probably the most important deal decision of our lifetime because this is the one that launches us into this real-estate business--I am beyond grateful to this community for knowledgeable advice on our best course of action.

In dual representation, they get to keep the full commission, so it would behoove them to get the buyer to make a strong enough offer so that it gets accepted.
