So, there's more than one way to create more cash flow than refinancing:-). 

We put “all pets subject to owner approval in our rental listing”.Absolutely 110% charge a $250-$500 (these are the normal ranges) nonrefundable pet fee + monthly pet rent.

Based on all those factors, your best chance would be to partner with a more seasoned investor to get loans.
