Maybe it's because the screws put holes in the shingles and roofing which is causing the leak, but that does still seem to be like a lot.How long is your roof warranty anyway since it's been 2 years already?

It’s taking Seller a while to provide the HVAC report but while time passes after due diligence - Flooring cost is way too expensive at the price point they’re asking for 130K + Care of property never took place till decided to sell so I’m not comfortable any longer - Home sits on corner lot on a slight hill with crawl space - Lots of weather changes has caused the home to settle + improper supports needed. 

If you are not licensed, then why would you sign the lease and open yourself up for any lawsuit the tenant may file or cause?

My understanding is that you cannot get a tenant out "just cause" you want to move into it.

The tenants are responsible for anything that happens within their leased space regardless of the cause. 

However, my timeline is flexible, so I could end up staying for a shorter or longer period depending on future plans.In my research, I’ve noticed that many condos in Buckhead come with renter restrictions, which is causing me to reconsider this approach.
